Solar Installation for Apartments

Apartments can benefit from solar energy just as much as independent homes. With the right solar installation, apartment societies can reduce electricity bills for common areas, including lifts, corridor lights, water pumps and security systems. Whether you live in a high-rise building or manage a residential society, installing solar panels can help lower long-term electricity costs and make better use of available rooftop space.

Common-area power is one of the biggest line items in a society’s budget. And unlike a flat’s bill, it runs mostly during the day, right when solar produces the most.

Lower maintenance charges

Societies commonly cut common-area electricity costs by 60% to 80%. That saving goes straight back to residents.

Government subsidy of ₹18,000 per kW

Registered RWAs and group housing societies get central financial assistance for common-facility solar, up to 500 kW.

Fewer DG hours

With a hybrid setup, lifts and pumps keep running through short power cuts without firing up the diesel generator.

Higher property appeal

Buyers and tenants now ask about solar and EV charging. A solar-powered society simply looks better on a listing.

Zero effort for residents

Once it’s live, nobody has to do anything. It just runs for 25+ years.

Apartment Solar Power Installation: Society vs Individual Flat

Here’s how the two routes compare side by side.

Society-Level Solar Individual Flat Solar
Who Applies RWA / AOA Flat owner
What It Powers Lifts, pumps, lighting, STP, EV charging That flat's own usage
Subsidy ₹18,000 per kW Up to ₹78,000 central + up to ₹30,000 UP state
Capacity Limit 3 kW per flat, max 500 kW Usually up to 3 kW
Approval Needed AGM / committee resolution RWA NOC + terrace allotment
Best For Every society with open terrace space Top-floor or penthouse owners

For individual homeowners, our residential solar installation page covers the flat and villa route in detail.

Cost of Solar Installation for Apartments

Society systems are priced per kW, and larger systems cost less per kW. The subsidy requires DCR (Made-in-India) panels, which is what we use for every RWA project. Here’s a realistic picture with the ₹18,000/kW subsidy already deducted:

Society Size System Size Approx. Cost Subsidy Net Cost Approx. Monthly Savings
50 to 100 flats 20 kW ₹11 to 12.5 lakh ₹3.6 lakh ₹7.4 to 8.9 lakh ~₹17,000
100 to 200 flats 50 kW ₹26 to 30 lakh ₹9 lakh ₹17 to 21 lakh ~₹42,000
200+ flats 100 kW ₹50 to 58 lakh ₹18 lakh ₹32 to 40 lakh ~₹85,000

Indicative figures. Final cost depends on terrace layout, structure height and whether you add batteries.

Most societies recover their investment in 3 to 4 years. After that, the common-area power is close to free for another two decades. You can read more about subsidies and panel types on our solar blog.

For individual flats: a 3 kW system costs roughly ₹1.9 to 2.1 lakh. After central and UP state subsidy, many owners pay well under ₹1 lakh.

Getting 200 residents to agree on anything is hard. We make the solar part easy.

Free terrace survey

We check shadow-free area, water tanks, parapet height and roof condition.

Load study

We go through 12 months of common-area bills to size the system correctly.

Proposal for your committee

You get a clear, one-page summary of cost, subsidy, savings and payback that’s easy to present at the AGM.

Paperwork and approvals

We help with the RWA resolution, the PM Surya Ghar application and DISCOM filings.

Installation

Our own crew installs using zero-drill, elevated mounting, so the terrace stays usable and water tanks stay accessible. Most society projects take 5 to 10 days.

Net metering and subsidy

We coordinate the meter installation and track the subsidy until it lands in the society’s account.

Monitoring and AMC

The committee tracks generation on a mobile app, and our 5-year AMC covers cleaning checks and maintenance.

On-Grid vs Hybrid Solar for Apartments

Most societies in our area do best with an on-grid solar system. It’s the cheapest option, qualifies fully for the subsidy and pays back fastest.

If your society deals with frequent outages, or you want lifts and pumps to keep running without the DG set, a hybrid solar setup adds battery backup for critical loads. We usually suggest backing up only essentials (one lift, water pumps, emergency lights) to keep cost in check.

Frequently Asked Question

Can you install solar panels in an apartment?

Yes. The RWA can install a shared system for common areas, or an individual flat owner can install a small system on an allotted part of the terrace with the RWA’s NOC.

Yes. Under PM Surya Ghar, registered RWAs and group housing societies get ₹18,000 per kW for common facilities, up to 500 kW. Individual flat owners can separately claim up to ₹78,000 for their own system, plus up to ₹30,000 in UP state subsidy.

The limit is 3 kW per flat, with a maximum of 500 kW for the whole society. So a 60-flat society can claim subsidy on up to 180 kW. This cap includes any systems individual residents have already installed.

You don’t need every single resident to sign. Most societies pass a resolution through the managing committee or at the AGM, as per their bylaws. We give you a simple proposal to share with members.

No. We use elevated, zero-drill mounting, so there are no holes in the slab and the space underneath stays usable. Water tanks and service areas remain fully accessible.

Most societies cut their common-area electricity bill by 60% to 80%. A 100 kW system, for example, can save around ₹85,000 a month depending on your tariff.

Installation usually takes 5 to 10 days for a society system. The full timeline, including approvals and net metering, is typically 4 to 8 weeks.

Yes, grid-connected rooftop solar is allowed for residential societies in UP. We file the application with NPCL or PVVNL and coordinate the meter installation for you.
